JOB OVERVIEW

We are looking for a reliable, detail-oriented Property Research Assistant based in the Philippines to research residential and development properties in New South Wales, Australia.

This is a remote role for someone who is organised, careful, good with online research, and confident using spreadsheets.

You will help with early-stage property due diligence. The goal is to assess whether a property has potential for renovation, subdivision, duplex development, a granny flat, knockdown rebuild, townhouse development, or other value-add opportunities.

You do not need to be a town planner, architect or builder. Training and templates will be provided. However, you must be accurate, willing to learn, and careful not to guess.

Main responsibilities:

Review property listings and enter details into research templates
Check property zoning using NSW planning websites
Review basic planning controls such as lot size, frontage, setbacks, height limits, floor space ratio and minimum lot size
Check for site risks such as flood, bushfire, heritage, easements, slope and other constraints
Research council LEPs, DCPs and online maps
Research comparable property sales and rental evidence
Run basic cash flow and feasibility reports using provided spreadsheets
Prepare simple property summary notes
Flag risks, missing information or items that need professional review
Keep research files and spreadsheets organised

The right person will have:

Strong attention to detail
Good English reading and writing skills
Strong online research skills
Good spreadsheet skills, especially Google Sheets or Excel
Ability to follow step-by-step instructions
Ability to work independently and ask questions when something is unclear
A careful and methodical approach
Interest in property, real estate, construction, finance or development

Experience with any of the following is helpful:

Real estate research
Property data entry
Australian property research
Government or council websites
Google Maps or online mapping tools
Excel or Google Sheets
Cash flow or feasibility spreadsheets
Construction, architecture, drafting, engineering, town planning or property investment support

Important:

Accuracy is very important. This role is not just copying data. The assistant needs to carefully check information, think through the details, and clearly explain what they find.

We are looking for someone who can help identify good property opportunities and also help avoid costly mistakes.

Work arrangement:

Remote work from the Philippines
Part-time to start
Ongoing work available for the right person
Flexible hours, but deadlines must be met
Paid hourly or per completed research task, depending on experience
Initial paid trial task will be provided
