You do not want to walk into a mess and invent a system from scratch. You want a system that already works, and you want to run it flawlessly. When you spot a number that looks wrong, it bothers you until you find out why, and you almost always find it before anyone else does.
You manage yourself. Nobody has to remind you of a deadline you already own. You do your best work in quiet focus, on your own, without a room full of people talking over each other. 1. Who We Are
Cash Now Philly has been Greater Philadelphia's leading family-owned cash home buyer since 2017. We have purchased more than 600 homes, hold an A+ BBB record, and have earned more five-star reviews than any local competitor.
We are a real operating business that runs on accurate numbers. We buy properties, assign and resell deals, renovate and flip, and hold rentals. We manage our cash on the Profit First system, and we read our financials closely every single month. We do not wing it, and we do not tolerate chaos in the books.

2. What You Would Own
You would own the accuracy of our books, start to finish.
Your work is the foundation everything else stands on. When your books are clean and closed on time, our CFO can report to the CEO with confidence, and the whole company moves faster because of it. You are not buried three layers down doing data entry someone else checks. You own the numbers, and the accuracy you deliver is visible at the top of the company.

4. Your Rhythm and Responsibilities
Close the books every month, on time. Record every transaction across acquisitions, assignments, flips, and rentals in QuickBooks Online, categorized correctly, closed on a fixed cadence.
Reconcile everything to zero. All bank, credit card, and financing accounts, every month, with no unexplained variances. This is the part you enjoy most.
Tie profit to the deal. Allocate income and cost to each property, verified against the settlement statement, anchored on closing date.
Keep the categories clean. Code cost of goods, labor, marketing, and overhead consistently and correctly, because we track each one closely.
Maintain the Profit First accounts. Record allocations and transfers accurately so cash movement is always auditable.
Run payables and receivables tight. Enter invoices within two business days, keep payables inside terms, follow up on receivables weekly.
Empty the queue before close. Drive uncategorized and open items to near zero every month.
Support tax and the CPA. Deliver complete, accurate packages on time, quarterly and at year-end.
Flag what looks off. You see the transactions first. If something is wrong, we want to hear it from you before it reaches the CFO.
5. What You Bring
Real bookkeeping experience for a US real estate investor, covering wholesale, fix-and-flip, and rentals
QuickBooks Online mastery, certification preferred
A clear grip on real estate accounting: assignment fees, rehab cost basis, rental income, expense, and depreciation
The ability to run many deals at once without your accuracy slipping
Self-discipline to hold a fixed close calendar without being managed
A sharp eye for the transaction that does not look right
Clear, direct written communication in English
A bonus, not a requirement: experience with the Profit First system. If you have the fundamentals, we can teach you our version in a week.
6. What a Great Month Looks Like
You will know you crushed it when:
The books are closed and every account is reconciled by the fifth business day, so the CFO's report ships by the seventh
Every account ties out to zero with nothing unexplained
Every closed deal is tagged to its property and matches the settlement statement
The uncategorized queue is empty before close
Every invoice was entered within two days and nothing was paid late
The CPA package went out complete and on time
