Short-Term Rental Manager (Virtual Assistant) — Full-Time, US Eastern Hours

We manage a portfolio of vacation rentals in The Bahamas and Florida (USA), listed across Airbnb, VRBO, and ---------- . We're looking for an experienced short-term rental VA to take over day-to-day operations - guests and properties alike - and to actively grow revenue and occupancy across our listings.

This is not a general admin role. We want someone who already knows short-term rentals inside and out, communicates with guests like a professional, and can run the operation independently.

What you'll do
Guest communication
- Handle all guest messaging across Airbnb, VRBO, and ---------- — inquiries, booking requests, pre-arrival details, in-stay support, and post-checkout follow-up
- Keep response times fast (this directly affects our search ranking and Superhost status)
- Follow-up emails and calls with guests as needed
- Resolve guest issues, requests, and the occasional complaint calmly and professionally
- Request reviews and respond to them; protect and improve our ratings

Property operations & upkeep
- Own the day-to-day operation of cleaning, maintenance, and general upkeep across all properties
- Schedule and coordinate cleaners around every turnover; confirm each property is guest-ready
- Log maintenance issues and repairs, dispatch local vendors/handymen, and follow through until resolved
- Track recurring upkeep — pool/spa, landscaping, pest control, appliances, restocking — so nothing slips
- Keep every property consistently clean, well-stocked, and in top condition

Revenue & optimization
- Manage pricing and calendars to maximize occupancy and seasonal rates, minimum-stay rules, gap-night and last-minute strategy
- Monitor performance and adjust occupancy and revenue by listing and by channel
- Optimize listings across all platforms (titles, descriptions, photos, amenities) to improve conversion and search visibility
- Keep calendars synced across channels to avoid double-booking

What we're looking for
- Excellent English — written and spoken. You'll be the voice of our business with guests, so fluent, near-native English with a warm, professional tone is essential (conversational-only won't cut it).
- Market knowledge — you understand how short-term rental markets work (demand, seasonality, pricing, comps), ideally with familiarity with US and/or Caribbean markets
- Self-directed—you own your work, set your own pace, and get things done without being chased
- Comfortable and reliable working on a US Eastern Time schedule

Nice to have
- Experience with a property management system (Guesty, Hostaway, Hospitable, OwnerRez, Lodgify, or similar)
- Experience with dynamic pricing tools (PriceLabs, Wheelhouse, Beyond)
- Direct experience with the US and/or Bahamas markets

The details

- Pay: ~60,000PHP
